In a collaborative effort, 1 Fanshawe Street, also known as the NZI Centre, in Tāmaki Makaurau, has received a fantastic 5 Green Star Performance rating, the first to be awarded in New Zealand. 

NZI Centre is owned by Roxy-Pacific and tenanted by insurance firm IAG and engineering consultancy Tonkin + Taylor. It is managed by Colliers.

The shared goal and strategic alignment of all parties were crucial to this rating’s success.

Green Star Performance ratings look at the operational performance of all types of existing criteria across nine holistic impact categories, for instance, emissions, energy consumption, water usage, and building maintenance policies.

1 Fanshawe has a current 5.5 NABERS rating, the building demonstrates a commitment to energy efficiency and environmental practices. With no fossil fuels used by the base building, it relies on the New Zealand grid, which comprises 87% renewable energy. The site also supplements its energy use with onsite solar energy generation.

Echo Cai, Senior Property Manager at Colliers says that a Sustainability Committee including tenants, landlord and property managers was crucial in achieving the rating.

“The committee meets quarterly and worked on key projects such as site visits to understand how rubbish can be recycled more efficiently,” Cai says.

“Further research led to the introduction of environmentally friendly cleaning products in the building and exploring opportunities around recycling batteries and soft plastic.”

Bobby Shen, Business Development Manager – Existing Buildings at the New Zealand Green Building Council, says the building gets regular NABERSNZ ratings that monitor its ongoing energy efficiency.

“It is brilliant to recognise 1 Fanshawe Street and the building owners Roxy-Pacific for their commitment to sustainability, delivering great working environments for their tenants,” Shen says.

“The journey for this building started at the design and construction phase with an impressive 5-star Green Star rating, building in some great sustainability features. The recent 5-star Green Star Performance rating now independently verifies the operational performance of the building, representing New Zealand Excellence, playing its part in a net zero future by contributing to the reduction in emissions by the property and construction sector.”

Colliers were both the GSAPs on the project, as well as the asset and facilities management for the building. The building functions as an open-plan office space with nearby services and amenities.

The building used Rubbish Direct to manage its waste and recycling. Resulting in an impressively high volume of diverted waste and recycling. By being proactive with their waste management operations, the building showed a commitment to reduce its environmental footprint.

Sustainable materials have been used throughout the building and toxin-free products clean all spaces, showing a commitment to sustainable practices. Points were also achieved through Green Star Interiors for tenant commitments towards sustainable procurement.

The property includes extensive end-of-trip facilities, including 62 lockers, 61 bike storage spaces, and eight showers, one of which is accessible for disabled individuals. These amenities were built to cater to the diverse needs of occupants. 

 

Green Highlights:

  • A current 5.5-star NABERS rating is in place for the property reflecting above-average performance in energy efficiency.

  • Electric Vehicle infrastructure to support lower carbon vehicles.
  • Transport policy captures car share initiatives, proximity to public transport infrastructure and cycleways.
  • Materials: points were achieved as part of the Green Star Interiors, highlighting tenant commitments towards Sustainable Procurement.
  • Green cleaning policy includes building facades being washed with water and biodegradable detergent on a quarterly basis. No other chemicals are to be used on building facades.
