10 Madden Street is located in the heart of the Wynyard Quarter, Auckland's most dynamic new neighbourhood and the centre of innovation for New Zealand. The building has earnt a 5 Green Star Custom Design rating under the Waterfront Auckland Custom Tool, it is currently under construction and programmed to open in 2020.
The brand-new building is designed to spark creativity and support modern, agile ways of working. Set across seven floors, the low-rise campus style design of 10 Madden connects you to the public realm and the harbour, in a neighbourhood that is alive and dynamic day and night.
Designed by Warren and Mahoney, the distinctive side core of the building creates large, open, flexible, floor plates suitable for a wide variety of configurations. The 8,181sqm (NLA) building, has a typical floor plate of 1,275sqm, with the ability for it to be split in half. Precinct’s vision is for 10 Madden to be home to a range of occupiers, across a range of sizes.
Staff will be able to utilise the best in class end of trip facilities within the building such as bike parking and showers.
The seven level building with one basement level incorporates two retail tenancies on the ground floor and a pocket park at the front of the building, 10 Madden has been well considered to meet the needs of its occupiers. The building will seamlessly flow into the adjacent laneways, encouraging connections with surrounding businesses and occupiers within 10 Madden.
The facade includes a combination of curtain wall (with glazed and fixed elements) from ground to level 6 and shop front glazing to the ground level. There are small balconies at level 1. The side core is characterised by a "green" screen (planting / vines) which will cover the escape stairs once established.

Two points awarded for Smart Precinct - These Innovation points are part of the Waterfront Auckland tool and are awarded for achieving 80% of the conditional requirements in the Waterfront Auckland Tool and for provision of Solar PV.
