Multi-Building Certifications
Under Green Star Buildings multiple buildings can be registered and certified together with greater efficiency and fee savings.
Please note, projects must seek approval from the certifications team if they wish to progress either a Multiple Building Single Rating or Site-Wide Credits Approach certification.
The Multi-Building certification approaches refers to the process of certifying multiple buildings through a specialise Green Star certification pathway, using either Multiple Building Single Rating (MBSR) or Site-Wide Credits Approach (SWCA).
The MBSR approach allows Green Star users to streamline their project registration, certification fees and documentation requirements. Generally, an MBSR rating involves one single submission addressing all buildings captured within the rating. However, some credits must still be documented and assessed separately per building. This is because the Green Star Buildings and Fitouts rating tools and associated Green Star trademarks have been developed to apply to individual buildings, and the certification must communicate a clear and accurate assessment of a building.
Using the MBSR approach is subject to NZGBC approval, and project teams wishing to use it must seek confirmation with the Green Star team through a Technical Question before registering the project. The query must respond to all criteria and provide supporting evidence. This process is to protect the integrity of the certification, how the trademark is communicated, and ensure the assessment and certification is robust and in line with current processes.
Similarly, a SWCA registration allows common site-wide elements and certification fees to be streamlined across multiple separate Green Star project registrations located on a shared site. This reduces duplication documentation requirements that apply across multiple projects, while retaining separate certifications for each project. This approach offers more flexibility, and each project achieves its own Green Star rating.
Use of either the MBSR or SWCA approaches is subject to NZGBC approval, and project teams wishing to use it must seek confirmation with the Green Star team through a Technical Question before registering the project. The query must respond to all criteria and provide supporting evidence. This process is to protect the integrity of the certification, how the trademark is communicated, and ensure the assessment and certification is robust and in line with current processes.
Eligibility Criteria
Project teams wishing to certify using the MBSR approach should meet the following criteria and address them in an initial technical question.
There are five mandatory criteria that must be met for projects to be considered for an MBSR approach.
1. The buildings are to be owned as a package and must be bought and sold together.
If the buildings are sold separately the Certified Rating ceases to be an accurate representation of the original certification. If at any time we are made aware that the buildings are, or will be, sold separately, we reserve the right to cancel the registration or certification.
2. A commitment needs to have been made to deliver the buildings at the same time and under the same contract.
If changes to the timeframe or staging of any of the buildings mean that they will be unable to be delivered together, the decision may be made that the MBSR approach is void and the buildings will need to be registered independently for separate certifications.
3. The buildings should sit near each other, with minimal chance of a building being constructed between them.
This is to ensure the boundaries of the certification remain clearly defined and reduces the risk of buildings not included in the original certification being perceived as being Green Star certified later on.
4. The buildings should have the same use.
Use of each building should be the same. This means the activity occurring within the buildings are the same, such as all industrial warehousing, or commercial buildings. The consistency in use is required to minimise potential differences in impact across the buildings and to ensure the final Certified Rating is representative of the sustainability attributes of all the buildings.
5. The buildings should have the same design.
The designs should be the same. This means the buildings have the same height, massing and materiality. This is to ensure the final rating is an accurate representation of each building.
Please note that the eligibility criteria for the use of MBSR was updated by NZGBC on 27/11/2024. Projects not yet registered from this date onwards are subject to the updated criteria. (Registration includes online execution of the Certification Agreement and payment of the certification fee invoice).
In order for projects to be deemed appropriate to use the Site-wide Credits Approach, they must demonstrate:
1. Boundary
All buildings intended for the approach are being constructed within a single, distinct site boundary.
2. Applicant
All buildings intended for the approach are to be registered and coordinated by the same applicant.
3. Timing
All buildings intended to be covered by the approach are being constructed within the same timeframe and the construction is not staged.
This approach is applicable for projects registering under the below rating tools:
- Green Star Buildings
- Green Star FitoutsWe reserve the right to cancel project registrations where a Multi-Building Certification approach has been used without prior approval, or where the project is not being delivered in line with the approved approach, after it has been registered.
If your project does not meet the above criteria and you are wishing to streamline the certification approach for multiple projects, please contact the NZGBC Certification Team to discuss options.
Important notes
All multi-building projects must be workshopped with NZGBC to determine which credits may use an MBSR/SWCA approach and which must be assessed separately for each building. This process may take several months and should be completed well in advance of the intended submission date. NZGBC will also provide guidance on the appropriate submission approach, noting that some credits may require multiple submissions.
For some credits using an MBSR approach, individual modelling, calculations or calculators may still be required for each building. Where this applies, the overall MBSR result will be based on the worst-performing building, rather than an aggregate or average result across the project.
For MBSR projects, a single certification is issued covering all buildings included in the rating. This certification cannot subsequently be separated into individual building certifications.
For SWCA projects, each individual project must be registered individually at the same time using the same rating tool and version. Individual buildings applying do not need to have the same design, end use or building typology to be eligible to apply for site-wide credits.
However, the overall quantity of site-wide credits available to a project will be greater where buildings share common features or are being delivered by common personnel.
It should also be noted that the site itself will not receive a Green Star rating under this approach. Each building must have an individual registration and will receive its own rating once they have each gone through the certification process.
Cost
Multiple Building Single Rating
The standard registration fee is determined by the total contract value of all rated buildings included in the project, plus $5,000 excl. GST for each additional building beyond the first.
Site-Wide Credits Approach
The standard registration fee is determined by the contract value of each individual building, with a $5,000 excl. GST discount applied to each SWCA project.
Technical Questions
The Technical Question submitted prior to registration to determine eligibility for a multi-building certification approach is not invoiced. It also does not count towards the four complimentary Technical Questions provided following project registration.
How to apply
Project teams considering using either Multi-Building Certification approach should first review the Eligibility Criteria above.
Submit an Expression of Interest requesting to apply for either approach via the online Registration Submission Form. Expression of Interest submitted by email or with insufficient detail on how the Eligibility Criteria are met may not be considered. The Expression of Interest should contain the additional information as outlined in the respective MBSR or SWCA guidance documents.
Once a project is approved, the project will be provided guidance on next steps including workshops on credits and guidance on the submission process.
