The NABERSNZ energy efficiency rating scheme for office buildings has gained strong traction in the New Zealand market. Building on this success, a significant opportunity now exists to extend its benefits to a wider range of building types.

An exciting development programme is underway to expand NABERSNZ to warehouses, cold stores, retail stores, and shopping centres. With nearly 200 NABERSNZ office ratings completed each year, the tool is already widely used across the property sector to consistently benchmark performance and identify pathways to improve energy efficiency.

By enabling organisations to better measure, manage, and reduce energy use, NABERSNZ helps drive down operational costs and emissions. Extending this proven benchmarking framework to new sectors supports more resilient property portfolios, minimises wasted energy, and responds directly to New Zealand’s increasingly energy‑focused economic and environmental landscape.

Linda Trainer – Kiwi Property
Linda Trainer - GM Asset Management, Kiwi Property 

Linda has overall responsibility for Kiwi Property’s Asset Management strategic direction and operational performance.

A portfolio of NZ$3b of retail, office and residential assets, Linda also oversees Kiwi Property’s sustainability strategy and outcomes. She has more than 20 years’ experience in property, retail, asset management and marketing. She joined Kiwi Property in 2018.

Jack Anderson – Heywood Management
Jack Anderson – Projects & Portfolio Manager, Heywood Management 

Jack studied Sustainable Built Environments at the University of Arizona, with a focus on passive design. He subsequently returned to New Zealand to join Beca’s Sustainable Buildings team, where he earned his GSAP qualification. During his time at Beca, he worked closely with Ben Masters, Scott Smith, Tim Howarth, and the wider sustainable buildings team on a range of Green Star–rated projects and decarbonisation studies, while also supporting Green Star thermal modelling.

He later transitioned into project management at Tailor Inc, delivering complex fitout projects. Jack then joined Elliott and Steph Taylor at Heywood as Projects & Portfolio Manager. At Heywood, he oversees multiple property funds focused on the adaptive reuse of Auckland’s city-fringe commercial assets, targeting underperforming buildings in strong locations with solid structural foundations. In parallel with project delivery, he manages 21 tenants across approximately 6,000 square metres. Sustainability is embedded across the portfolio, with NABERSNZ now being integrated into the retrofit strategy for all future assets.

Adam Benli – Zerometric Ltd
Adam Benli – Director, Zerometric Ltd | NABERSNZ Assessor & Green Star Accredited Professional 

Adam is a sustainability consultant and NABERSNZ Assessor who has been involved with the NABERS Energy for Offices scheme since its pilot phase in New Zealand in 2013. As Director of Zerometric Ltd, he works with building owners and operators across the commercial and hospitality sectors to benchmark, improve, and verify building performance using tools such as NABERS and Green Star.

Adam has recently undertaken training in the new NABERS Energy for Retail tool as part of the scheme’s expansion in New Zealand, and brings a practical, assessor-led perspective on how these tools can be applied to drive measurable performance improvements across a wider range of building types.
