New four-level office building with one level of underground car parking. The building facades generally consist of a double-glazed curtain walling system with insulated glazed spandrel panels between floors. The building structure is reinforced concrete frames that support gravity and seismic loads in one direction, and precast shear walls support seismic loads in the perpendicular direction. The flooring units are precast double tees with an insitu topping. The basement floor slab is fully tanked and reinforced to resist groundwater uplift and bored reinforced concrete piles are drilled into the rock below resisting uplift and gravity loads.
The development consists of one building having a standalone dedicated HVAC system. The building has a dedicated outdoor air AHU which supplies outdoor air to all office spaces at an average rate of 1.5 liter/s/m2. The building has a dedicated air-cooled chiller set which provides chilled water to indoor terminal units.
The indoor terminal units are Fan Coil Units (FCU) which have been specified with efficient EC motors. The FCUs include chilled water-cooling coils with 2-port control valves. The CHW pipe distribution serving the indoor FCUs is a primary and secondary constant flow and variable flow system respectively. Indoor FCUs are also equipped with electric heating elements to trim supply air temperatures as required.
