Project Summary:
The core building concept was inspired by the socially sustainable and environmentally conscious values of the building occupant, IAG.
The design was further driven to respond to the unique and complex urban environment that surrounds the triangular CBD site. The architectural challenge was the balancing act of creating a vibrant internal environment that captured the energy of the busy intersection and the life of the city, but also created and nurtured a quiet oasis at the buildings green heart that functioned as a future proofed and sustainable workplace.

The key sustainable features of the building are:
- Over 70% of the construction waste by weight generated through tenancy fitout works was recycled or reused
- Increased outdoor air ventilation (50% above Building Code requirements)
- Extensive indoor planting for improved indoor air quality - proven beneficial effects on health and wellbeing of workers
- External LED lighting with a significant reduction in Carbon Emissions over traditional lighting solutions
- An energy efficient building design and building services including displacement ventilation, automated blinds and double skin facades, daylight harvesting, CO(2) monitoring and economizer free cooling cycles, heat pump / heat recovery chillers, solar hot water heating and energy generating lifts gained full points for the energy credit
- Secure bicycle storage, accessible showers and changing facilities provided for 10% of tenancy occupants
- Rainwater recovery system to supply the toilets and urinals
- 100% integrated fitout reducing waste during tenancy fitout works
Innovation Points Achieved:
- Green roof able to absorb up to 1.3 tonnes of CO(2) per year. It will also provide 870 Kg of oxygen into the local environment per year. (1 point)
