Project Summary:
The building is a new construction comprising one level of retail; six levels of office; and two levels of underground car parking. It is located in the Quay Park area of the CBD close to the Britomart Transport hub and the city's main amenities. The structure uses reinforced concrete columns and flooring elements. The facade is a sealed curtain walling system comprising insulated solar controlled glazing elements. The building is orientated with its major facades facing east and west with some shading provided by adjacent buildings on its North, East and West facades.

The key sustainable features of the building are:
- Hot water is provided by electric cylinders on each floor.
- 4 machine-roomless passenger lifts are provided and serve all accommodation levels and the car park
- Office lighting is provided by high efficiency T5 fittings split into small switching zones
- Ventilation is provided by two supply AHUs which duct air to each space
- Offices and retail spaces are provided with heating ventilation and air conditioning via a two pipe fan coil system with electric re-heat. The fan coils are fed via a chilled water loop linked to two air cooled chillers located at roof level
